What does HVAC servicing actually cost in the UK? (2026 prices)

Annual servicing vs emergency repair, what's included, and the hidden cost trap of 'cheap' annual plans that exclude parts.

Annual HVAC servicing in the UK runs £80–£180 depending on what's being serviced. Here's what you should expect to get for that money, and the three traps that turn a £100 service into a £1,200 repair.

What "annual service" actually means

A proper service includes: visual inspection of all components, flue gas analysis (for boilers), cleaning of accessible parts, pressure checks, electrical safety check, and a written report on the system's condition. Anything less than that is a "safety visit", not a service.

The 3 pricing traps

1. "Service plan" that excludes parts

The £12/month boiler cover sounds cheap. It is — until your diverter valve fails and the engineer says "that's not covered under your plan, £280 please." Always read what's included. A full cover plan runs £25-40/month and includes parts + labour.

2. Call-out fees on top

"Annual service £95" + "call-out £60 if you cancel within 24 hours" + "diagnostic fee £40" = actually £195. Always ask for the all-in price.

3. "Emergency" premium for non-emergencies

If your boiler is making a noise but still working, you do not need an emergency call-out. A scheduled next-day visit will halve the bill. The honest tradesperson will tell you this.

When a service is NOT enough

If your system is over 10 years old, an annual service won't keep it running forever. Plan for a replacement around year 12-15 for boilers, year 15-20 for heat pumps. We coordinate HVAC servicing across the UK — fixed price, fixed scope, no surprise upsells. Get a quote.
