How Much Does End of Tenancy Cleaning Cost?

Every landlord and every tenant asks the same question when a tenancy ends: how much does end of tenancy cleaning cost? The honest answer is that the number is built from the property in front of the cleaner, not from a price list, so the useful thing we can tell you is what moves it.

Most cost guides answer the question with a table of average prices [1]. Those tables are fine for sense-checking the market, and they are also the reason so many people end up comparing two quotes that were never for the same job. A guide figure comes from an average across properties, and your property is not an average.

What actually moves the price

Three things do most of the work.

Size and shape of the property. A one bedroom flat and a four bedroom house are not the same job, and neither are a two bedroom flat and a two bedroom house with two bathrooms, a staircase and a conservatory. More rooms and more surfaces mean more time on site, and time is what the price follows.

Condition of the property. A home that has been kept well comes back to standard faster than one that has been left. Grease in the kitchen, limescale in the bathroom, food debris behind appliances, pet hair in the carpets and mould in the grout all add time. They do not add lines to a list of extras, which is why a clean that looks like the same clean on paper can take twice as long.

What is included. Oven interiors, fridge freezers, extractor fans, the inside of cupboards and drawers, window sills, the inside of windows, skirting boards, carpets and external areas are regularly treated as extras by one company and included by the next [2]. If a quote does not say, it is not included. That one sentence is the difference between two quotes that look similar and two jobs that are not comparable.

Access and location come into it as well. Parking, an upper floor without a lift, or a property that is hard to reach costs the cleaner time, and time is the thing being paid for.

Why published prices so often disagree with what you are charged

This is the part that generates the arguments on forums. Somebody publishes a figure, another person publishes a different figure for what looks like the same job, and both get treated as wrong.

Usually neither is wrong. A published price is an average drawn from completed jobs [1]. If your property was in good condition and the average job was not, your quote comes in below the guide. If your property needed more work than the average job, it comes in above. The guide was never wrong about the average. It was never a quote for your property either.

There is a second reason people get caught out. Two quotes that look like the same service are often different services, because the exclusions differ. Compare them on the headline number alone and you are comparing two different jobs.

What to get in writing before you agree to anything

Ask for four things.

  • The inclusions room by room, with the exclusions listed separately. Not a paragraph of description. A list.
  • Whether the price is fixed or hourly. A fixed price for the job is easier to plan around and easier to hold someone to [1]. An hourly rate leaves the total open until the work is finished, which is fine if the hours are known and awkward if they are not.
  • What happens if the property turns out to be worse than described on the day. A good answer is a stated process for agreeing a change of scope before the work starts, not a surprise on the invoice.
  • What you get at the end. Ask whether you receive dated photographs of the property before and after, and an itemised record of what was done. It protects you as much as it protects the cleaner. A cleaning dispute is settled by the check-in inventory and the photographs taken at check-out, not by the amount paid.

What to send us for a quote

Property type, the number of bedrooms and bathrooms, the condition, the dates that matter, and the scope you want covered. Our end of tenancy cleaning page sets out the standard scope we work to, and our how it works page covers what happens between your first message and the finished clean. If something about the property is unusual, say so in the message rather than leaving it to be discovered on the day.

Getting a quote

We cover thirteen areas across the UK, from London and Manchester to Edinburgh and Glasgow, and we cover fifteen trades under one roof, so a clean that turns into a repair does not mean starting again with someone else. We reply to quote requests in about 30 min on average during working hours, and the quote comes back with the scope written into it. We have 100+ five-star reviews across Google and more, with real names and real words.

Send the property details on our get your end of tenancy cleaning quote and we will price your property, not a property like it.

Your World Solutions provides property services across the UK. Cleaning is delivered by our own cleaners. Trades are delivered by vetted specialists worked with under a written agreement.
